CHAOS Hospitality — Market Pulse
October 17, 2026
THE MARKET IS GROWING. IS YOUR OPERATION KEEPING UP?
The signal. U.S. hotel performance improved for the week of October 4–10, 2026 compared with the same week in 2025: occupancy 70.6% (+2.3%); average daily rate $179.58 (+4.1%); revenue per available room $126.79 (+6.5%). These are national weekly results, not Miami monthly statistics.

MIAMI / SOUTH FLORIDA — THE RATE STORY NEEDS CONTEXT
In the week of September 27–October 3, Miami led CoStar's top 25 U.S. markets in ADR growth (+23.5% to $186.73) and RevPAR growth (+43.3% to $123.25) versus the comparable 2025 week. CoStar noted a Yom Kippur calendar shift affecting year-over-year national comparisons. A strong week is not a September or October monthly result.

Local monthly baseline — August, unchanged from October 16 research: Miami-Dade August RevPAR $103.43 versus $112.28 in August 2025 (−7.9%), even as January–August RevPAR reached $193.95 versus $176.16 (+10.1%). These measures are matched Miami-Dade hotel periods, not all South Florida. Doral August occupancy was 76.9% versus 74.0% a year earlier; Downtown Miami 63.7% versus 67.3%; Miami Beach 58.0% versus 66.2%. Different submarkets, different realities.

CARLOS'S TAKE
A stronger market doesn't automatically create a stronger hotel.
You can sell rooms at higher rates and still lose ground if payroll runs ahead of demand, maintenance issues become repeat complaints, or the guest experience doesn't justify the price. Before celebrating ADR, ask what it costs to deliver that room and whether the guest would book again.
This week's leadership question: If revenue increases tomorrow, which weakness in our operation will grow with it?

CHAOS — TAKE THIS INTO THE ROOM
C — Culture: Does your team understand today's business priorities, or only today's schedule? H — Hospitality: What would make today's guest feel the rate was worth paying? A — Authenticity: Are we promising something our operation cannot consistently deliver? O — Operations: Which recurring failure is quietly eroding margin? S — Story: What will a guest remember enough to tell someone else?
Stand-up challenge: Identify one preventable guest frustration, assign an owner, and verify the fix before the next shift.
